1.  Why should people come to the area?

People want to visit an area for a number of reasons; family to the seaside, walks in a forest, visiting local attractions, experience the outback, go shopping on boutique thoroughfares, be close to the city centre.  There needs to be something in or close by the area to attract them.  Go out and make a list of what they could see in your area and what you are able to provide in the way of activities, gourmet eating experiences, unique wildlife and so on.

2.  What type of person is likely to come?

Couples, honeymooners and families are popular visitors to Bed and Breakfast establishments.  You can offer special honeymooner packages with champagne, chocolates and a voucher for a local restaurant; relaxation packages for couples including spa, massages ,jacuzzi;  buckets and spades for families at accommodation by the beach, boat cruises, sailing lessons etc.

3.  Is it comfortable?

The room and other facilities should be relaxing; comfortable beds and soft pillows, armchairs, sofas, clean and inviting sheets and duvets, access to coffee/ tea making facilities preferably within the room, plentiful breakfasts served on quality plates and glassware, clean bathroom and shower without cracked tiles but with fluffy large towels.

4.  Is it private?

People love privacy whether the room is part of the house that you live in or separate accommodation is provided.  They expect their own ensuite, T.V., to be able to come and go as they wish.  They want service but on their own terms and at their chosen times.

5.  Do I like people?

I hope so because you will be meeting all sorts, 99% of them pleasant and who you would like to see come back again.  They will respond according to the way you treat them, many will leave thank you notes or positive comments in a guest book.  Always listen even if the comment is negative because it gives you a chance to rectify any mistakes.
